Room in Eagle Rock for rent

Hi! We are two women in our mid twenties looking for our third roommate. I've added photos of the available room whilst it was lived in and when our roommate recently moved out. We are looking for someone to move in for August 1st, but we are flexible on you coming earlier as our previous roommate has paid for the month of July. We have a backyard, washer dryer, AC and heat, and a fully stocked kitchen - utilities are split between tenants. You will need to sign a lease with our property manager, so you must have good credit and a cosigner if you have no prior rental history.

My roommate and I are in the music industry and are super chill (in my opinion, haha), as well as super neat, so we would love someone who respects a clean space. It IS a small house so we do not do many social gatherings, but our backyard is big enough for an occasional gathering if all roommates are okay with it :)
Bed frame (minus headboard), mattress, desk, and chair are all available to purchase if interested.
