This lease is for a 3 or 6-month term, beginning on May 1, 2024, with a monthly rent of $1,500 due in advance. A security deposit equal to one month's rent is required. Smoking is only permitted outdoors. Pets are allowed but any damage they cause must be repaired at the tenant's expense. Utilities are included in the rent, except for damages beyond normal wear and tear. Early termination of the lease before the agreed period incurs a fee of $1,600. The lease allows a grace period of 5 days for late rent payments, after which a $50 late fee applies. Tenant maintenance responsibilities include keeping the rented space and common areas clean and reporting any necessary repairs. The lease is renewable, and terms for renewal will be discussed and agreed upon at least two weeks before the current term ends.
