Chill House in a quiet NoHo neighborhood

Our roommate is planning on moving out of our house in North Hollywood and we need someone (female preferred) to take over the bedroom starting as early as April 1st (but possibly later if needed) for $1,350 a month.

This east-facing room is the second largest bedroom in the house and comes with its own ensuite bathroom. Pictures of the room are as they were when it was empty as well as with current furniture. The roommate moving out may be open to parting with the furniture if you desire it.

We live in a cute little 4 bedroom, 2 storey house with someone in each room. You’d have 3 roommates (2 guys and 1 girl), one Australian (Taurus) & 2 Americans (Gemini from Texas, Virgo from Colorado).

As mentioned above, rent for the bedroom is $1,350 a month (on a month-to-month lease), not including utilities. The utilities (Spectrum Internet WiFi, Gas, Power, Water etc) average out to about $150 per month. Security Deposit - $1,225. No short-term stays, so we expect at least a 6 month commitment, preferably longer.

We’re possibly open to someone with a cat. There’s already 2 cats & a dog (very friendly) in the house (no more dogs allowed, sorry). If you have a kitty, they need to be spayed/neutered and vet-checked (no fleas etc) before moving in.

Our house is 420 friendly, plus-size friendly, LGBTQ+ friendly, and just all around friendly, so we’re looking for someone who’s okay with that and matches with our chill vibe. We're all gamers. The house also has a sunny backyard for chillaxing and a BBQ for grilling. Currently, only one of the roommates works from home for most of the week.

The neighborhood is quiet and a great place for walks. The house is on a corner and there’s PLENTY of street parking (but we also have two spots in the driveway & a garage for storage), onsite washer & dryer.
