Cozy, Private & Fully Furnished Room

I have a cozy, private and fully furnished room available in a newly built (2021) modern, open space 3-story 4 bedroom 3 1/2 bathroom home. It's in a safe and friendly neighborhood in Mission Hills, CA. You will always see neighbors walking, jogging & walking their dogs (day and night). The house has central A/C and heating, high speed internet (5G)/WiFi, laundry room with a washer & dryer on the 3rd floor. All living spaces will be shared with me, my wife and other tenants. Parking will not be an issue. We only have one “Guest Parking Pass” that we can provide for one vehicle for an additional $25/mo and we have lots of street parking available. The house is conveniently located near major freeways (5, 118 & 405), hospitals (Facey Med Group, Providence Holy Cross, Olive View-UCLA Med Center & Dignity Health Northridge), schools, parks, shopping malls, eating areas and bars.

My wife and I both work in the medical field and are fully vaccinated. We enjoy traveling, eating out, cooking, watching movies and TV shows, sports, music, shopping and occasional trips to the casinos. =]

HOUSE RULES:

**Breaking the House Rules may result in immediate eviction and/or withholding of guest's security deposit.**

1. NO SMOKING OF ANY KIND ANYWHERE
INSIDE & OUTSIDE THE HOUSE/PROPERTY. - This includes vapes.
2. NO SHOES INSIDE THE HOUSE. - We have an entry shoes storage bench by the front door & inside the garage you can place your shoes in or just leave them by the door.
3. NO PETS ARE ALLOWED.
4. NO DRUGS, ILLEGAL SUBSTANCES & ACTIVITIES.
5. NO PARTIES/EVENTS.
6. NO OVERNIGHT GUEST(S) (12am - 7am).
7. NOISE LEVELS: Noise levels are to be kept generally low. This is a family complex with a HOA & small children & elderly people live next door. Quiet Hours are between 10pm - 9am. - *Noise complaints will result in immediate eviction from the property without refund & security deposit.*
8. THERMOSTAT: Keep the Fan set to “Auto” at all times. Air Conditioning: DO NOT set the temperature lower than 68*F or the A/C may malfunction. - *Guests may be held responsible for paying for A/C repairs, if determined the A/C temperature was set too low during your stay.*
9. WHEN YOU’RE NOT HOME: Please turn off all lights, water, gas, TVs & close/lock all doors & windows for everybody’s safety.
10. USING THE LAUNDRY: When using the laundry washer & dryer, please use small to medium loads, so the machines do not overload & break. Also, tenant’s laundries only.

*Since I have my wife & possibly other tenant(s) in the house, their safety & comfort are my main priority.

PAYMENT:

Rent will be $1,350/mo that includes
ALL utilities (water, power, gas, internet/wifi & cable). I do accept: Cash, Check, Cashier’s Check, Zelle, Venmo, PayPal, CashApp or Apple Pay payments.
