This FRANKLIN HILLS neighborhood spot in prime Los Feliz is a walker’s + foodie’s paradise! Close to endless restaurants & shops along Sunset Junction, Hillhurst, & Vermont with nature-filled hidden stairs + hiking views. This is also the perfect spot for someone who travels a lot for work and/or is bicoastal needing an LA base with tranquil & considerate roommates. PS: our exiting roommate will be moving cross country & selling a lot of bedroom furniture if you’re interested!

-Term: unit is Month-to-Month but seeking long term as you’ll sign a formal lease addendum w/ landlord

-Portable AC for sale from roommate that's moving
-Parking: off street lot behind bldg
-Small Countertop Dishwasher
-Laundry: none (laundromats nearby w/ app & local subscription options for pickup+delivery)

We're hoping to find someone that is responsible, considerate, a great communicator and likes to maintain a clean apartment. Room tours will begin June 3rd with FaceTime tours for those who prefer virtual. Real talk: roommate searching AND apartment hunting can be exhausting so we're hoping to cut our stresses short by finalizing everything ideally by mid June (hello Plan Aheaders to the front!). As for other vibes: we like our space to feel like a calm safe-haven to recharge and would love to find someone likeminded! Our apartment has also been the perfect dynamic for someone who travels a lot for work and/or is bicoastal needing a conveniently located LA base.

Anywho, peep below for the full details of the room and place, as well as a little more about the current roommates. And just for good measure, please NO CIGARETTE SMOKING. And again, sorry, NO PETS! (Our landlord will not allow + roommate allergies. So you'll have to pass on us if these apply to you, so sorry.) Note: room will be unfurnished unless you'd like to purchase from our roommate that's moving away but shared living areas will remain the same. Couches, dining table, TV, etc are all staying unless you want to contribute!

* Franklin Hills! (Cusp of Silverlake/Los Feliz/E. Hollywood - just a few miles down Sunset to Echo Park & DTLA)
* Mega walkable spot between all the glorious shops, restaurants, bars, cafes, & even movie theatres around Hillhurst, Sunset Junction, & Vermont! Also walking distance to all the viral smoothies at Silver Lake Erehwon ~

----The Room Available:
* Private primary bedroom w/ en suite bathroom
* Rent: $1250/mo. + utilities
* Utilities: Landlord Pays Water. Others alternate ~$50-$120ish/month per person depending on usage & season (LADWP only comes every other month, though!)
* Room Measurements: ~12ft x 13ft
* Other features: sliding door closet with storage shelf space above & a globe ceiling fan
* East-facing window that gives this room beautiful natural light
* Extras: a curtain rod is installed for easy curtain swaps & feel free to paint the room another color if you're inspired to make it more yours!
* Roommate will be selling her installed portable AC

----The Place:
* 3 Bed, 2 bath in Fourplex
* Top corner (Nobody is above us! a stairwell separates the bulk of the 2 units upstairs)
* TERM: our unit is month-to-month but we prefer someone looking long term as you'll be added to our lease
* PARKING INCLUDED: we have 2 designated side-by-side parking spots but can fit 3 compact cars total when
tandem parking on either side, if necessary. However, there is also ample street parking since there is only
housing on one side but parking on both!
* LANDLORD: lives off-site (younger guy reachable by email/text)
* FYI: across the street from a science magnet middle school. Very safe neighborhood where people make their
rounds jogging or walking their dogs here nightly.
* Fully furnished common areas
* Samsung 50" inch smart tv in living room (Marisa shares the Roku loaded w/ almost all the streaming apps!)
* Laminated wood floors in common areas
* Small countertop dishwasher in kitchen
* Amenity note: currently no on-site laundry but laundromats in the area w/ phone app payment + laundry subscription options. (PS: the Los Feliz Laundry on Hillhurst recently got new owners that are making the place vibey!
