Single Room in 3 bed house in Signal Hill

Hello! I' ve lived at this house for 6 years and we are looking for a new housemate to fill a vacancy. We value kindness, consideration, and keeping the house in a tidy and well takenm care of condition. It' s the landlord' s childhood home, so she cares about it being a comfortable place to live that we care about too. There is a front porch, backyard, and back deck where we often hang out to chat or play card games. The bathroom for this room is shared with one person and we are almost done renovating it (see pictures below).
That being said, here' s a few important details about the rules here:
1. We have two cats (mama and her kitten!) so additional pets are not allowed.
2. No smoking of any kind indoors (including flammables like candles or incense).
3. No pork in the house (one housemate is severely allergic.)
4. We share chores and duties like taking out the trash.
5. This room is for one person only.
