Small Private Bedroom w/ Shared Bath

THE SPACE: A small furnished private room in a shared house with a shared bathroom. You will only need to share the bathroom with one person. 

Pricing & Requirements:
Monthly Rent: $800 (Non-negotiable)
Security Deposit: $600 (Non-negotiable)
Income Qualification: Applicants must demonstrate a verifiable gross monthly income of at least 2.5 × the rent amount. 
Safety Screening: As an owner-occupied home, all prospective tenants must complete a brief video interview and submit income verification before an in-person walkthrough. Screening calls are conducted strictly with the prospective occupant directly (no third-party or family representatives).

Household Environment & House Rules: The home is a 5-bedroom house. We currently have 3 housemates, and everyone has different work and daily schedules, so you will rarely see other housemates around. 

Ideal Housemate: An independent, introverted resident who values personal space. We do not host regular social gatherings or parties. 

Neighborhood Location & Noise: The home is located in the 90304 zip code, close to LAX and the 405 freeway, so prospective residents should expect standard street traffic and airplane flight-path noise.

Home Temperature: The house temperature is maintained around 74°F most of the time. The thermostat is not set below 74°F for energy efficiency. 

Cooking Restrictions: I regularly cook dishes such as chicken teriyaki, kimchi soup, sardines in tomato sauce. Prospective residents should be comfortable with these daily cooking scents. Cooking with items that produce heavy, persistent odors, specifically fish sauce, dehydrated/air-dried fish/squid, fermented beans, and curry powder are not permitted.

Guest Caps: To protect household security, limit utility overages, ensure fairness to full-time residents, and prevent unauthorized residency: Overnight guest stays are capped at 3 consecutive nights per week.

Common Area Attire: All residents and guests are expected to wear full clothing covering tops and bottoms when using common spaces like the kitchen, living room, and hallways. 

Per-Person Utility Allocation: To maintain fairness and ensure single occupants do not subsidize the increased energy, water, and gas consumption of multi-person:
Base Rate: Listed rent covers single occupancy.

Per-Occupant Utility Share: Utilities (water, gas, electricity, trash) average approximately $60 per resident per month and fluctuate based on total household monthly usage.
Additional Occupants: Every additional full-time resident residing in the room incurs an additional $60/month utility surcharge to cover their share of household utility usage.
