This is an HOA-managed property, so parties with loud music or excessive alcohol are not allowed.

The home is shared by four housemates, each with a private room. We’re a friendly, diverse household with both introverts and extroverts from Europe, Asia, and South America.

Rent is $1,200/month. The security deposit is $1,200. Utilities start at $55 per person (double for couples). Lease is month-to-month. Parking is first-come, first-served.

The condo is in a semi-commercial area near the airport, hotels, and freeway. Expect city noise — planes, traffic, etc. If you're sensitive to noise or tend to complain, this isn’t the right fit.

FYI: Like most of L. A. — even Beverly Hills — this area has urban realities like unhoused people and occasional safety concerns. I’ve lived here five years without issues. If you're new to L. A. or bring assumptions, this probably isn’t for you. I won’t be answering safety questions.

Tenant requirements — no exceptions: W-2 employment only. Must have verifiable income. Rent is due in full and on time before the 1st of each month. No excuses.

Cleanliness expectations: This is a home, not a crash pad. If you don’t know how to clean properly, this isn’t the place. That means washing your dishes completely, so no grease or food left on it, and wiping all crumbs and spills from surfaces. I don’t want to ask you to clean the same spot twice.

Cooking restrictions: No strong-smelling ingredients like iru, fish sauce, shrimp paste, masala, or surströmming. These leave lingering odors. FYI: I’m Vietnamese-Chinese and don’t like the smell of fish sauce either — this isn’t about discrimination. If that’s an issue for you, this isn’t the place.

Smoking policy: Light marijuana use is fine — one or two joints after work with an open window. Excessively smoking back-to-back joints to stay high for hours is not allowed. The smell lingers, and I don’t want to live with someone who’s constantly high just to get through life.

Pet policy: No pets, including service animals — due to severe allergies.

All tours start virtually for safety reasons — just like you wouldn’t let a stranger into your home without screening them first.
