About property: This house is rent controlled, so you won’t get a big increase in rent!

Live with 1 female and large dog. 125 sq ft private bedroom, shared bathroom. You are able to utilize some space in guest bedroom (can set up a workspace and share closet) and built-in storage units. Order of photos: your bedroom > guest bedroom > shared bathroom > some of the extra storage areas > living room > private (shared) patio.

Vintage townhouse in the heart of Hollywood, 3 bed 1.5 bath, situated in a horseshoe community, with a communal fenced-in courtyard that has a little bit of flexibility on the use of the land. There are 8 townhouses and 4 condos on the property, and many of the neighbors have been here for over 5 years. We all look out for one another. You are a half block from Hollywood Blvd, 15 minute walk to the subway, close proximity to bars, theaters, comedy clubs, grocery stores, corner stores, and restaurants.

There is a private (shared with housemate) patio with 2 rocking chairs and room for more plants. Original hardwood floors, original hardware on many windows and doors, plaster walls, ceiling fans, in-window AC in every room of house minus restrooms. The AC unit in your bedroom is highlighted in the photos, it has the highest BTUs. There is an open kitchen area that is fully stocked. Privacy window coverings are on many windows.

In-unit front-loading washer/dryer, dishwasher, microwave, toaster oven> We will split electricity/gas. Rent includes water, trash, and internet. Downstairs there is a projector with pull-down screen that has Xumo TV streaming, which is like cable, and you can log into various apps. Price for rent includes off-street parking spot in a public lot next door. It has 24-7 security and is well lit. If you don't have a car, take $250 off your rent.

My dog: You will live with me and my dog, Millie. She is good with cats (requires slow introduction and I’m happy to consult with our dog trainer and other resources). She is particular about dogs in “her” space, so I cannot accept anyone bringing a dog. Millie sleeps downstairs, typically on the couch, and I keep the couches covered, so you can pull them away if you don’t want to sit on dog fur. She likes to nest, so I can’t promise the couch is completely void of dog.

My schedule: I work from home, in healthcare, normally I wake up between 7-8a daily. I stay home in the evenings about 60% of the time. I usually go to bed between 11p-12a on weekdays. I occasionally have a few people over; usually would be over the weekend.

My morals: I am on the human rights end of the political spectrum and am a passionate ally for LGBTQIA2S+. I am a very considerate housemate and appreciate open communication. I care a lot about sustainability, but I don’t consider myself extreme; I have wash cloths for cleaning, I refill containers, keep the AC higher (75 degrees F), collect compost and drop it off at the Farmer’s market, don’t run the water while doing dishes.

What I am looking for in a housemate:

- Comfortable with temperate climate in communal areas
- Cares about sustainability
- Willing to work together on house cleaning, or pay for professionals every 3-4 weeks
- Generally tidy in communal areas (expect cooking messes to be cleaned up w/in 24 hours)
- Parties/large gatherings on weekends only
- Cigarettes in alleyway, MJ on patio (no smoking inside)
- No additional dog
- No couples
- No kids
