Private room to rent

Looking for roommate to rent room in a 2br/1ba apartment. Shared living room and kitchen. The living room is currently furnished with couch, television. Kitchen comes with gas stove/oven, refrigerator which is also shared. Additional costs would be half of LADWP (paid bi-monthly), half of Internet (unless you prefer to set up your own services), and half of Gas. Trash comes with the apartment at no cost. Apartment includes wall AC unit located in living room. Situated in the hills of Highland Park, this property located off of Figueroa provides easy access to downtown LA, Pasadena, Glendale and Eagle Rock with both the 134 and 110 freeway minutes away. No cohabitation allowed. Significant other/friends can spend the night but should not be living here. The person I am looking for is required to give me a 2 months notice if they decide to move out

Ideal roommate would be 28-40. Professional, can pass a background and bank statement check (this is done by the landlord of the complex). Please be clean, able to do your own dishes. Current resident that you would share apartment with is 33yr male. No preference on gender, sexual orientation, etc. friendly. Tobacco smoking is fine but must be done outside of the unit, NO HARD DRUG USE. This is a complex with families and professionals so please no constant parties. Available for tour of room and apartment Monday - Friday 8am - 6pm. Tours done by current resident to help get feel for fit. Looking for a move in date of March 1, 2025. If ad is still up, room is available. First month rent and deposit due upon move-in. Photos included are of room, will be completely cleared by time of move-in.
