* Unit is inside courtyard facing (peaceful water fountain underneath balcony) on top 8th floor (yay no noise from upstairs neighbors) with view of Hollywood sign from bedroom windows and is west facing with great natural light 
* Room has walk-in closet and private full bathroom
* Laundry washer/dryer in unit; dishwasher in unit
* Common areas furnished; bedroom unfurnished except for desk available for use (can come with a bed if desired)
* Garage parking spot available if needed for additional 100/m fee; tandem spot, shared clicker, street parking and other nearby garages are also options; please let roommate know if you need parking  
* Central AC/Heat is available, but note roommate gets hot easily (eg AC set to 68 in summer) so central heat is not used in apartment; if you want to have a personal heater in your room that’s fine just be sure to turn off when not home
* No smoking
* No pets (note roommate may occasionally foster kittens, please flag if you are allergic)
* Cleanliness - expectation of cleaning after yourself and norm to keep common areas clean and organized; counter and stove wipe downs after each cooking if cooking; dishes washed daily after meals and/or cooking, or loaded in dishwasher after each meal; norm of a clear kitchen sink; regular vacuuming and swiffering; take turns taking out trash, etc
* Guest policy: no guests
* Prefer roommate who does not work from home regularly 
* Seeking Late 20s / early 30s female USC grad student or someone who works in tech/finance/impact preferred
* Roommate in other room is Asian female, ivy league alum, working in impact investing/tech from home; prefers being friends and exploring the city with roommate. And at a minimum, needs respectful communication and thoughtful consideration generally, a peaceful living environment is very important; enjoys a joyful/kind/quiet/calm/peaceful/supportive/communicative living environment, no immaturity and drama please, no big home parties and leave the party outside the home please. Likes classpass/lagree, roller blading, the beach, coffee shop coworking, reading, writing, art, nature, finance, web3, tech, personal development, women supporting women, etc. 
* Calm and quiet environment - think meditation music delta waves and aroma therapy diffuser; noise conscious (eg think you can hear the water fountain downstairs, Alexa volume level 3ish or lower as a norm when playing music in room) no loud blaring music please
