Room for rent Encino ready 09/30 $1,225

Hi all! I'm renting a (month to month) unfurnished bedroom that's ready to be rented on 09/30 (Wednesday, September 30th). I'm not asking for a security deposit. However, I'm asking for a 30-day notice whenever one may plan to leave, as it would be very helpful to know 30 days in advance. There's no specified time frame of how long the room is for rent. At your convenience & at your preference, though I'm hoping for a longterm renter/roommate (not required, however). The room is spacious & has a large closet. There's a shared restroom, shared kitchen & shared dining area. There will be a cabinet for your restroom toiletries. There will be full use of the refrigerator, stove, appliances, & kitchen area. There will be storage space shelves in the kitchen for your groceries/dishes as well as refrigerator space. I'm asking that the common restroom/kitchen areas be left clean, the dishes be washed from the sink once used & put away after. Please have your own dishware, paper towels, napkins, utensils, food, cleaning supplies (ie: lysol/clorox wipes, dish soap etc), toilet paper/restroom wipes and anything else you think you'll use.

There is a central cooling and heating unit. Depending on how much we use the air conditioner or the heater, the utilities will be split in half, & may be susceptible to changing if our bill goes up in price. We'll try to conserve as much as we can. The apartments are located here in the Encino area.

The bills will be split evenly in half. The rent, utilities & wifi (internet) are included in this price. I'll give a breakdown of the pricing. We will be sharing half the price of the rent, the utilities & the wifi. You're portion of the total montly rent will be $1,225 for everything.

-Monthly rent is: $2,100 (split in half is $1,050 for each of us)
-Utilities which vary (month to month usage) monthly generally run about $125 each, (this would be the estimated amount we'd each pay monthly). The rent may be less on some months depending on our utility bill. Which we'll both have access to always see.
-Wi-Fi internet is $100.00 a month (split in half would be $50.00 each). I'm asking for $1,225, in total, monthly. There is on site laundry rooms, a swimming pool, & parking would be on one of the three main streets. There's a lot of parking available.

I'll be requesting a copy of either your driver's license or state ID (front & back), & three months worth of pay stubs for proof of reliable income. I'll also pay for (you don't have to pay for it) and request a criminal background check.

I'm a 43 year female seeking a grounded roommate who also has a reliable & stable source of income. There will be zero tolerance for excessive alcohol use & any sort of drug use, including marijuana. An overnight guest is okay, everyone has a relationship at some point :-) Having a guest over once in a while is fine. But nothing too excessive. I'm seeking a decent, hygienically clean, & respectful roommate. If you have a morning work schedule we'll facilitate something that would work with both our schedules (shared restroom). My schedule is early in the mornings starting anywhere between 5:00 a. m. and 5:30 a. m. We'll work something out beneficial to both our schedules :)

I'm looking to have the room occupied no later than the very end of this month on the last day of September 30th. (I'll also prorate the rent depending on when the move in date is). I have a 15 lb small yorkie terrier dog, he's very loving and friendly (he's also hypoallergenic! He doesn't shed hair. I also work in the veterinary field). I'm sorry, but no animals of any sort (this is non-negotiable). Q's -
