Comfortable Room In Quiet Echo Park Neighborhood

I am looking for a roommate for a split-level home in the Echo Park/Elysian Park area. It has easy access to, quiet walkable streets, close to Echo Park staples, nearby grocery stores, and at a great price.

My roommate and I are both graduate students who also work full time. Our previous roommate left because he got a place with his long term girlfriend so we are now looking for a replacement roommate.

We have two dogs on site and the room's previous tenant had two cats so we are a very pet friendly house.

Your room shares a bathroom with the bedroom across, and we have a full kitchen as well as an onsite washer and dryer.

Utilities are paid on a monthly and bi-monthly basis (Varies by utility). They usually run around $150-$200 a month. Rent is $1265.

There is a smoker/grill on site that I own that you are more than free to use (So long as it is properly maintained) and while there will be a parking spot available in June/July.

We live on a quiet street near a local elementary school and plenty of street parking available at all times. Our neighborhood is mostly young families and professionals.
