Room for Rent Canoga Park

(Last roommate left abruptly but will have room cleaned out within the week) Hello, hope this message finds you well.
My name's Marco and I am currently looking to rent out a room to a responsible and mature individual in Canoga Park, CA 91304.

Who Am I?:
Im just a semi normal 31 year old dude originally from the east coast (born in Baltimore) and have been living in California for the past 8 years or so. I love to read, write, smoke c, box/kickbox although my fatass has been out of the gym for a bit, study psychology and esoteric philosophy, love astronomy and space, video games, mushrooms, investing, movies/shows, nature, animals, music.

I have two kids, one is named Chimpy and is black and white and the other is named Young Dolph/Dolphy and is like a tabby I guess? They are the light in my life and Chimpy at least is quite friendly once he gets to know you. Dolphy is cool too but more of a pussy cat and usually hides in my room, Chimpy on the other hand is the prince of the living room and has a dedicated corner with his apartment complex.

I am an open individual and can not stand liars more than anything. Also skilled with embroidery and have an embroidery machine in the living room, can make custom hats, jackets, hoodies, etc. As I mentioned I love to read and have a bookshelf with some of my collection in the living room so feel free to borrow a book just give me a heads up!

Who Are You?:
I have had people of all genders, races, and sexualities rent here. I am in sales so I get along with any and everyone for the most part. The greatest compliment I've ever received was "Marco, you are the most open minded individual that I know." The only things I have absolutely zero tolerance for: tweakers/meth users, liars, people that dont pay their rent, and troglodytes that still support Trump in 2026. Apart from that all are welcome.

Costs:
Move in cost is $1400 ($800 rent + $600 non refundable deposit/cleaning fee), going forward monthly rent is $800 which includes basic WiFi, gas, and water that I pay. The only additional fee would be a bi-monthly electrical bill split 3 ways between us and one other roommate currently living here, since you are moving in during the middle of a billing cycle I will crunch the numbers to determine what everyone owes since you would only be there for one month of that billing cycle and I like to be fair. As you can imagine the electrical bill can get pretty insane towards the warmer months and tapers off closer to winter so please plan accordingly as in the summer time it can get upwards of $300+ a person. The lease you will be signing is technically considered month to month but I (and the management) require a minimum of 30 days notice should you decide to leave.

The Space:
I am a very open individual and like to be as candid as possible in all respects. Regarding the area, it definitely ain't Beverly Hills but its not crazy either. A lot of working class people and families in the complex, never had any issues with the neighbors in the 5+ years that I have lived here.

The room itself is pretty basic, has a window and a closet with sliding mirrored door. Unfortunately there is no central air so it is highly recommended to invest in one of those individual AC units or at least some fans. There is also additional storage space in the hallway closets that can be shared.

As far as the rest of the apartment I suppose it is pretty typical for what youd expect of 2 weed heads lol. You and Jim, the other roommate will be sharing the hallway bathroom. Speaking of Jim he is pretty cool, stoner guy very skilled at guitar, drawing, cooking, and singing. Literally my only complaint he doesn't always clean the stove properly after he cooks but I will address this with him.

One thing that I must highly emphasize is that everyone must clean up after themselves in order to keep things running smoothly and show respect for other peoples time. I can only speak for myself when I say I always clean up after myself so if there are dirty dishes or anything like that I know it aint from me. I'm not a drill sergeant I understand things happen but things like food waste or dirty dishes in the sink for days on end is something I can't tolerate not only because it's disrespectful but also to prevent unwanted creatures and insects.

The kitchen and living room are shared spaces. I have a flat screen with sound bar that you are welcome to use and I also have lots of dishes and pots/pans honestly too many so don't worry if you don't have any just please clean up after yourself.
