Room for Rent — Best Area of Burbank | $1,150/Mo
ROOM FOR RENT — DOWNTOWN BURBANK | $1,150/MO | AVAILABLE NOW
The Room
Private bedroom with a huge closet and a private bathroom available in a well-maintained 2-bedroom, 2-bathroom apartment in the heart of Downtown Burbank. The room comes with a desk and chair — beyond that it is unfurnished, which is perfect if you have your own bed and personal items. The bathroom is shared only with occasional guests — not with another full-time roommate.
You will have full access to the kitchen and living room. Please note the living room doubles as a professional photography studio and audition space, so it is not available for your personal furniture or storage. Your space is your bedroom and bathroom — and you are welcome to use the kitchen and living room when they are not in use for work.
What Is Included — $1,150/Month
• All utilities — electricity and gas
• Covered, secure parking spot
• WiFi (up to 3 devices — phone, TV, and one personal device)
• Coin-operated laundry and brand-new dryers on site
• Cleaning deposit: $150 fully refundable when you leave the space clean
The Building
This is a gated apartment complex — locked at night, accessible by key only. Safe, clean, and well-maintained. Neighbors are mostly 50+ years old — quiet, polite, and respectful. No children in the building. Some neighbors have pets but they are quiet and stay inside their own apartments. You will feel secure here from day one.
The Location — The Best Spot in Burbank
You are in the absolute center of everything Burbank has to offer:
• 3 movie theaters within walking distance
• Walking distance to the mall, restaurants, bars, and shops
• Walmart, Costco, Ralph's, Sprouts, Aldi, and IKEA all nearby
• Bus lines around the corner — connects to Metro train/subway
• 1 minute to the 5 Freeway
• Burbank is home to Warner Bros., Disney, NBC, and Nickelodeon — a dream location for anyone working in or pursuing the entertainment industry
• Safe, walkable, middle-class neighborhood — great for running, dog walks, and daily errands on foot
Burbank is one of the safest and most desirable suburbs in all of Los Angeles — close to Hollywood, close to the studios, and far from the noise and chaos of the city.
Your Roommate — Carlos
I am a SAG actor and professional portrait photographer based in Los Angeles. I run my photography studio and do my auditions from home, so the apartment is my workplace as much as it is my home. I am passionate about my craft, I work hard six days a week, and I take my space seriously. I keep the apartment clean, organized, and quiet at all times — and I will extend you the same respect and privacy I ask for in return. I am not looking for a best friend or a social roommate. I am looking for a responsible adult who values their own space as much as I value mine. If that sounds like you, we will get along perfectly.
Who I Am Looking For
• Female, ages 18–55
• Works outside the home Monday through Saturday
• Out most of the day — home mainly to sleep and rest
• Does not work from home
• Does not cook heavily or store large amounts of food (fridge space is limited)
• No pets
• No smoking inside the apartment
• No parties, no loud guests, no overnight visitors
• Quiet, reliable, honest, and respectful
• A working professional or responsible student
The ideal roommate is someone I barely see — not because we do not get along, but because we are both busy living our lives.
Lease Terms
• Month-to-month
• Minimum stay: 6 months preferred
• 30 days written notice to move out
• Available immediately
How to Apply — Please Read Before Contacting Me
I do not give out my address or schedule showings until I have pre-screened candidates. Here is how the process works:
1 Send me an email at karloz8008@gmail. com
2 In your email, please tell me:
◦ Your full name
◦ What you do for a living and where you work
◦ Your typical work schedule — what hours and what days
◦ A brief description of your lifestyle — how often you cook, what time you wake up and go to bed, how much time you spend at home
◦ What you plan to bring into the room (furniture, pets, etc.)
◦ Why you are looking for a room and what you are looking for in a living situation
3 If I like what I read, I will send you a video tour of the room, bathroom, and living room
4 If we are both still interested after the video, we will schedule an in-person visit
This process protects your time and mine. Please do not send one-line emails — they will not receive a reply.
