I’m looking for folks to fill one to two bedrooms in a 3 bedroom + den, 2.5 bath house in Burbank.

There are currently 3 people living in the house. Both are planning to move out by the end of February.

I would ideally like to fill the house with one new roommate to take over half the rent or possibly two (couple or singles).

Details:
• Rent: Depends on the final situation; ideally, I'd love one person who can cover $1800/month. (If a couple, rent would be $2300. If two single people, $1200/month)
• Down payment: $1500
• Utilities: Run between $90-$200 depending on summer or winter - this includes gas, electric, internet and shared streaming services.
• Private bathroom with bathtub if taken over by only one person.
• Bedroom can be left partially furnished or unfurnished

Apartment features:
• Free parking in driveway
• Garage for storage
• Dishwasher, Laundry in unit
• Front porch and back patio (we keep up all the gardening)
• Shared living room with tv and streaming services (split between roommates)
• Available extra space for office/guest room/bonus room
• Full furnishings in all but one bedroom, fully stocked kitchen - so ideal with someone who doesn't have all their own stuff

Other thoughts:
I'm turning 50 this year and am looking for someone who has good communication, can remember shared details (like cleaning schedules and treating each others' property with respect) and is flexible on having guests. My ideal for my home is that not only can we feel comfortable here but that we might be a home where people feel welcome. I work in experiential marketing and/or production so am a bit hybrid in my work - sometimes fully from home.
