The room is 8x10 with king sized bed, a ceiling fan and closet, and it includes exclusive access to a 9x13 sunroom that works well as your own private living room or workspace. You’ll also have direct control of a private backyard with a fire pit, outdoor seating, plants, and a side-gate entrance for privacy and fast wifi in the backyard. All utilities included. Quiet, safe Burbank neighborhood (91505) — walk to Magnolia Park, quick drive to studios, airport, and freeways.

Available immediately through January 18, 2026 only (short-term, fixed end date). $1,800 flat for the whole period — no deposit, no extra fees. Host (me + my son) will be traveling Dec 19–Jan 5 so you’ll have the place to yourself over the holidays. No smoking inside, but you can smoke all you want in your private backyard. Parking is available in the driveway (tandem), with plenty of street parking as well.

All utilities and Wi-Fi are included. The home has central AC and heat with an app-controlled thermostat, a new washer and dryer in the garage, a dishwasher, a water dispenser, and streaming services like Netflix and Amazon Prime. You’ll share a clean kitchen with a stainless steel fridge and gas stove, a comfortable living room with TV, a small dining area, and a well-maintained bathroom with a tub/shower. Common areas are deep-cleaned weekly.

The location is close to the Chandler Bikeway, good Burbank schools, and Downtown Burbank’s shops, dining, parks, and entertainment. Hollywood is about 15 minutes away, and access to the 5 and 101 is easy.
