Looking for a roommate that is competent

So, Im offering a small room that has a (mosty) walk-in closet, no furniture. There is a shared bathroom, kitchen, and living room, which need to be maintained (I don't want a child-adult mix living here). It's very close to a large park and El Camino College. It's cheaper to rent because there are a lot of common rules that I would like to be followed. Im not a clean freak, but I also don't want to walk into a room filled (424) with smoke and trash all over the floor.

No smoking of any kind. (398)No parents with kids (no offense), no loud hobbies/activities after certain hours (negotiable). Drinking is iffy, as long as you do it in your room, and if you do it in the living room, then make sure it's cleaned up before the next day starts, i. e., 12:59 am. I would really prefer if you weren't dating anyone, so I don't have to deal with PDA sounds and visual activities constantly. I have 2 cats. Im not getting rid of them or changing their living accommodations. You may lock your door if you don't want to deal with them. Also, if you hurt my cats in any way, it's an immediate (6077) termination.
