Master bedroom

We’re looking for a responsible, respectful roommate to share a peaceful country house with us. The available room is the master bedroom (16’ x 12’) and includes a private bathroom plus a separate vanity and closet area (8’ x 6’), giving you plenty of space to make it your own. The room is unfurnished.

The home sits on about an acre of land surrounded by vineyards and large ranch-style properties, so you’ll enjoy a quiet setting with plenty of space between neighbors. We’re about 16 minutes from downtown Placerville and around 11 minutes from Highway 50, making it easy to get where you need to go while still enjoying a peaceful atmosphere.

Rent includes water, propane, trash service, and high-speed WiFi. The only utility we split three ways is the electricity bill, which helps keep things fair for everyone. The house also has central heating and air conditioning, a cozy wood-burning fireplace, and a two-car garage. One garage space is currently occupied, but there’s still room for some storage if needed.

A little about us—we both work a lot and keep busy. I’m a Store Lead, a part-time student at Folsom Lake College studying Business and Social & Behavioral Science, and I’m also working toward getting my real estate license. My roommate works three jobs, so the house is generally quiet. When we’re home, we mostly just relax and enjoy the peaceful setting.

We also have a small dog named Cardi. She’s incredibly sweet, playful, and loves people. She’s kenneled whenever we’re away at work.

We’re not neat freaks, but we do expect everyone to clean up after themselves and be respectful of the shared spaces. Smoking is welcome outside only. One pet may be considered with approval.

We’re primarily looking for a single occupant, but we’d be open to considering the right couple. Please note that if the room is rented by a couple, the monthly rent and/or utility contribution may be adjusted to reflect the additional occupancy and utility usage.

The house is under a one-year lease (June 2026–June 2027), so the selected roommate will be asked to apply with the property management company and be added to the lease.
