Private unfurnished room for rent

Unit: your room is 21 ft x 7.5 ft with 2 windows
washer/dryer with unit, large fenced in backyard with shared raised beds for gardening (the yard is shared w/ downstairs tenants who have 2 dogs that are friendly), mostly fully furnished common spaces-no entertainment center or TV in the main room-you’re welcome to bring your own if you like with the understanding it will be shared. Fully stocked kitchen-pots, pans, dishes, utensils, tupperware. You’re welcome to any staples-sugar, flour, etc. Not a scent free household.

Me: she/her mid 40’s veterinary professional, works days, rarely late nights, omnivorous, left leaning, vape/ecig friendly, tidy, occasional visitors, communicative, cheap wine drinker, podcast addict, camper, swimmer, reader, lover of cooking and foods, dive bar and live show lover, movie and documentary watcher, disciple of Dan Savage and Esther Perel, decently traveled, sarcastic and has a sense of humor on the darker side, all vaxed up, and lover of laughter

You: communicative, friendly, decent, responsible, tidy, works days out of the house or are a student, pretty laid back, but won’t leave the sink full of dirty dishes. You can be a person that likes to hang out in the common spaces or be on the quieter side. I have both sides of that coin too! Will give me a heads up if you’re having people over, and I will extend the same courtesy to you.

Security Deposit + first month rent will be due before move in date=$2647.86 on March 25th 2024.
Rent, utilities and wifi: $1348.93 due on the 25th of each month (includes water and trash)

PG&E is a little tricky due to the fact that they keep increasing prices-this bill has ranged from $130-$350 depending on the season. Ceramic space heaters in the bedrooms tend to help keep the cost down. I’ll provide you with a copy of each bill as it comes along.

Wifi: $25/month

Area: walking distance to 2 grocery stores, Arizmendi, a local tavern, restaurants, shopping center with a Target, Home Depot, Emeryville, etc
72 bus is less than a block away running up and down San Pablo, bart is approx a 20min walk in either direction (MacArthur or Ashby)
The parking space is designated to the downstairs tenants only. Street parking is available on a first come/first served basis. The neighborhood can be a little noisy at times, but nothing to keep you up at night.

All bills are to be paid to myself as master tenant

As the master tenant I will do my best to advocate for you with any maintenance concerns in a timely manner, with the understanding that I am not the property owner or manager, and have limited control. You’ll be included in any concerns regarding our space and the property manager as concerns arise and are addressed through the email you provide.

Your stay will be month to month w/a security deposit. You’ll be required to apply through SMC and sign paperwork for rent accountability. A 30 day notice will be required for move out.

I’ve had dreams of hiring a person to come clean the place once a month, so if that interests you we can talk about it down the road 🙂
