Bedroom in 3 bed/2 bath dulpex in Williamsburg

Hi! I am looking for someone to take over my bedroom in Williamsburg. You would be taking over the room beginning late September or October 1 through October 31st as a subletter, then sign on the new 12-month lease beginning November 1st.

The current rent for the room is $1383/month and will increase to $1456 when the lease renews on November 1.

About the apartment:

* Your room: 10’ x 9’ bedroom on the second floor of a spacious 3 bedroom duplex (split-level) apartment
* Personal closet and bathroom (bathroom is shared with one other roommate) are located outside bedroom, through the living room
* Bedroom comes with window a/c unit; we can discuss selling additional furnishings including bed, dresser, desk, chair, shelf, lamps, and mirror
* In-unit washer/dryer
* Dining room and fully-stocked kitchen with gas stove on first floor, furnished living room on second floor
* Large backyard shared with all three units in the building
* Utilities: Internet :~$30/month per person, electricity: changes with the seasons (~$25-75 per person), landlord covers water and gas (heating and cooking)

Location:
* 3 minute walk from to the L train, 9 minute walk to the G; 7 minute train ride to Manhattan
* Quiet residential street with amazing restaurants, bars, cafes, grocery stores, and gyms just a couple blocks away

Who you’ll be living with:

* Your roommates will be two kind, considerate, clean women in their 20s. The apartment is calm and peaceful. I have loved living with them!
* The neighbors in the building are also great! It’s a lovely neighborhood overall :)

Ideal candidates:

* Women in their mid-20s/30s
* No smoking
* Pets subject to landlord approval

Application requirements:
* Must complete online application and supply the following documentation to the landlord: most recent tax return, photo ID, last 3 months banks statements, last 3 months pay stubs, letter of employment, recent credit report within a 30 day period or less from the day the applicant applies
* Guarantors are not accepted
* You will also be responsible for a security deposit (one month’s rent)
