Private bedroom with its own full bathroom in a quiet, well-kept 3BR/3BA in the heart of Williamsburg. In-unit washer/dryer.

Our third roommate is moving abroad at the end of August, so we're looking for someone to take their spot and join the lease for 12 months, September 1, 2026 through August 31, 2027. The two of us staying have lived here for two years.

The room is 130 sq ft with lots of natural light, a private full bathroom with bathtub, and its own AC/heat. It comes unfurnished. The furniture in the photos is not included, though a bed and bed frame, bedside table, dresser and mirror are available to purchase. (Ask and we'll send details and pricing.)

Rent is $2,166.67/month plus roughly $100-150/month for electric and a split internet bill. One thing to know up front: this is a fourth floor walkup with no elevator.

The rest of the apartment is a full kitchen with dishwasher and shared cookware, and a comfortable living room with TV.

We're near Borinquen Pl and S 1st St, steps from the restaurants, bars, coffee shops and live music of central Williamsburg. Domino Park and the East River waterfront are a short walk away, and McCarren Park sits at the edge of Greenpoint with year-round markets and events. It's less than 5 minutes to a Citi Bike dock, 5 to 10 minutes to four subway lines (L/G at Metropolitan-Lorimer, J/M at Marcy Ave), and 15 minutes to Manhattan. The East River Ferry runs up and down the waterfront.

About us: two working professionals in our late 20s and early 30s. One holds a PhD in biomedical engineering and runs a women's health startup, and the other is a software engineer. The apartment has a quiet, productive energy during the week. Everyone keeps to themselves but is friendly, and the home is kept clean and well maintained. We're looking for someone responsible and easygoing.

Move-in is $4,333.34 due at signing: first month's rent plus a security deposit of one month's rent. The landlord requires an annual income of roughly 40x the monthly rent (about $87,000), or a guarantor. Applications go to the landlord for approval and use a standard document set (ID, proof of income, recent bank statements and tax return, rent history). We share those details after a showing.
