Sunny Williamsburg room w laundry/rooftop/gym

Sunny unfurnished room available July 1 in a 2BR / 1BA apartment at 25 Montrose Ave in Williamsburg. The room has big windows, good natural light, and a walk-in-ish closet. I currently fit a standing desk, a full bed, and a pull-out twin underneath, so the room can handle a real bedroom/work setup.

Our apartment has its own boiler / hot water setup, central AC and heating and an in-unit washer + dryer. It's on the 5th floor of an elevator building with a small but fully equipped gym on the ground floor and a rooftop with an AMAZING view of the skyline and gorgeous sunsets.

Transit is great: one block from Broadway for G/J/M access, and about a 10-minute walk to the L. Grocery store, Walgreens, police station, and fire station are all around the corner.

You’d live with one roommate, Halimat, who is clean, laid back, and usually works in NJ 4/5 weekdays from around 8 AM to 6:30–7 PM. Guests are fine with a heads-up. Shared cleaning is mostly bathroom and the combined kitchen/living area. No smoking in the apartment (vaping is okay) and no pets per our lease.

Rent is $1,672/month plus utilities, which average around $150/month for wifi, gas, and electric. Move-in cost is first month + security deposit, about $3,344 total. I have a formal sublet agreement we can sign that I adapted to city and state tenant laws, though it's mostly for formality :)
