Small room available for a responsible person

I am a friend of the owner, listing for them.

$1100 includes wifi and utilities (water, gas, electric).
Near the Graham and Grand L.
This is a room for rent, it is 7x9 feet with a twin bed. Can come furnished or unfurnished. It is in a townhome, on the 3rd floor (walk up). The 3rd floor has 3 bedrooms, 2 are currently occupied. These 3 rooms share the bathroom on the 3rd floor. The kitchen is on the second floor and is shared but honestly, no one uses it much.
The occupant on the 2nd floor is a 70-something woman who is close friends with the owner of the building.
There is no shared living room. No dishwasher, no washer/dryer. There is room outside to store a bike, no bikes are allowed to be stored inside.
Looking for someone who keeps to themselves.
This is a very secure building.
Must be able to prove 40x income or have a guarantor.
