Comfortable room right off the L with office space

Seeking a roommate for my 2br on the second (top) floor of the building. The room has south facing windows and a little nook for use as a workspace/luggage storage area. It gets pretty good light, especially during the winter, and looks out onto our tree lined street. Kitchen is well stocked with a full sized dishwasher, stove, and oven, and there’s also in unit laundry. There’s no TV in the apartment, think I’d like to keep it that way—trying to maintain a clean quiet and comfortable space. We have a great backyard that folks in the building will sometimes use to host.

The only drawbacks of the room:
- it does get a bit warm in the winter. Can be mitigated by cracking a window or opening the door to the common space.
- there is some street noise in the mornings, usually just the occasional garbage truck, but they’ve also been doing some construction around the place lately.
