Huge Bedroom W/ Huge Backyard + Private Entrance

Huge room available in our large three bedroom apartment that spans three stories of a Brownstone in South slope. The room has a PRIVATE ENTRANCE (with room for bike storage), high ceilings, huge closet, two 6? north facing windows, and fits a queen sized bed, nightstand, desk, TV, and more!

Our house:
- 2nd floor: your room, along with one other bedroom, one shared full bathroom, and one shared living room area.

- 1st floor: main entrance, third bedroom, shared kitchen, a half bathroom, lots of communal storage space, and our PRIVATE BACKYARD!

- Basement: Full living room, full bathroom, laundry room with large washer/dryer, ample storage space. If you were interested in converting some of the basement space for a studio/office, we are open to that for additional rent.

- The backyard: HUGE. Green. Beautiful. We have hammocks, porch furniture, and have grown vegetables and fruit in the past - You are totally welcome to plant your own garden.

About us:
We are two women in our late-twenties/early-thirties, working full-time (one as a web-developer and the other as a teacher) who are friendly and easy-going roommates. With COVID, we have been working from home and have each been away for periods of time, which we expect to continue doing while the epidemic is happening. The backyard has been amazing to be able to go outside and enjoy whenever we like, especially now! I would seriously consider moving out of the city if I didn't have that backyard.

I have a cat who mainly stays in my room, and my roommate has two cute dogs who live on the same floor as this empty room. Unfortunately we can't have any more pets in the house.

The landlord is great and very responsive when an issue comes up. He lives two houses over and takes care of the property.

TOTAL COST: rent ($1500+ utilities and WiFi ($70~). We have a cleaning lady come occasionally for the common areas and that runs $43/per person. Landlord is asking for a credit check and first month/security for $3000 total.

The amount of space we have is unheard of in NYC!! Lease is for 12 months starting August 1, 2020 with flexibility if needed. Move-in date is flexible.
