Looking for a roommate to share a 2-bedroom apartment in Kensington, Brooklyn. The room is available starting September 1st for a 1-year lease at $1,325/month, plus utilities. Heat and water are included. Wi-Fi is $35/month, and electricity averaged about $45 per person per month over the past year, though it varies based on usage. An August 15th move-in may be possible if needed.

The bedroom measures approximately 115" × 135". The closet measures 40" × 29", and the room has two 30" × 64" windows that provide plenty of natural light. The apartment is a third-floor walk-up with a modern kitchen featuring a dishwasher, microwave, and gas stove. The building also has in-building laundry ($3 per wash and $0.25 per 8 minutes of drying), a shared courtyard, and additional storage. It's located on the same block as the Church Ave F/G station. For reference, it's about a 20–25 minute trip to NYU Tandon (depending on whether you catch the F express or local train) and about 30 minutes to Manhattan.

A little about me: I'm a 25-year-old male who's neat, respectful, and quiet. I work full-time as a history teacher and enjoy keeping the apartment clean and peaceful. I have a friendly cat who has always gotten along well with previous roommates and their pets. Pets will be considered on a case-by-case basis. I don't smoke or drink, and I don't mind if you drink. I just ask that there be no smoking or drug use in the apartment.
I'm looking for a student or working professional who's responsible, communicative, and respectful of shared spaces. The landlord requires applicants to have good credit and an income of at least 40× the monthly rent or a qualified guarantor, if applicable. A security deposit equal to one month's rent is also required.
