Hi Potential Roommate,

The room is available as soon as possible, ideally August 2026.

Below is everything about the apartment for complete transparency. If you think you are a great fit, send me an email with your availability and answers to the questions listed at the end of the ad, I would love to see if we would be a good fit.

I can show the room:
Mon-Thurs: after 7:30 pm.
Friday between 4pm and 6:30pm.
Sat-Sun: between 12pm and 6pm.

THE APARTMENT:

2nd-floor walk-up (2 flights) in a small apartment.
Communal areas: Compact kitchen and bathroom, minimal decor to provide a sense of space.
No living room, no pets, and no cable for TV.
Communal utility bills split monthly: Spectrum/Internet, and ConEd/Electric. We split it by 2.

YOUR POTENTIAL BEDROOM:

Private room is furnished with a twin bed and end table. Wood Floors. Large sunny window. Radiator heat for winter (the best kind of heat). No closet, but a clothing rack. Fits a dresser, desk, bookshelf, with still plenty of room to walk around.

To secure the room and keys, 1st month and security. Once we exchange I will take down the ad online and stop showing potential roommates. You also have to prove you are gainfully employed and responsible.

ABOUT ME:

I am a 48 year old woman with a hybrid work schedule, most days I wake up at 6am for work. I value a clean and respectful environment. I love to paint, draw, and read books. I enjoy going to cafes / coffee shops, bookstores, museums, and art galleries. I keep to myself the majority of the time. I have a Type A personality, so I love to work on many projects for fun. I am friendly and will communicate directly and straightforward. I lived here since 2018. The landlord provides monthly exterminator visits for the entire building. The apartment is not fancy, but I love my home very much.

**Just wanted to share a quick note about potential dealbreakers. I have an allergy to Allium (onions, scallions, etc.), so if you cook with them, it affects me respiratory-wise. However, cooking with powdered forms are okay. Solutions for cooking with raw onions include leaving the kitchen window open and wiping down afterward. Ordering take-out with Allium isn't an issue, it's when you cook with it - then I have a reaction. Also, I'm allergic to fish, but cooking it is fine – diligent cleanup required. Thanks for understanding!

MY IDEAL ROOMMATE:

I want a long term roommate that shares the same expectations for our home. At least a year or more. Someone that aligns with my values and lifestyle. If you come home late at night and are loud, we are probably going to clash. The list below are things that I need in a roommate:

Quiet, clean, and respectful of my personal belongings. I will always do the same for you.
Responsible and pays bills on time. If you need to be reminded to pay, this is not the place for you.
I may be older, but I am not interested in cosplaying your mom.
Do not treat me like a hotel concierge. There are plenty of stores in the neighborhood if you need something.
No partying, smoking, or drugs in the apartment.
Personal hygiene is a must.
Individuals who have external work commitments will be given preference. This is not a place to work remotely from.

Note: I want to ensure that we set clear expectations from the beginning. If the current rent is outside your budget, I encourage you to consider your financial comfort before committing to the arrangement.

THE NEIGHBORHOOD:

Surprisingly quiet area, especially at night.
Occasional noise: rare disturbances like loud music or film crews.
Laundromat is conveniently located across the street.
Many charming cafes, delis, and restaurants within walking distance.
Close to McGolrick Park, Key Foods, and Met Grocery stores.

PUBLIC TRANSPORTATION:
One block from the B48 bus (to L Train), 7-10 minute walk to the G train, Nassau Station Stop.
