Hello! I am looking for a friendly and responsible roommate for my gorgeous Crown Heights, Brooklyn apartment.

MOVE IN DATE:
Around Sep 1st (somewhat flexible as one room will already be empty for the month of August).

THE SPACE:
The space is a 3BR 1.5 BA unit, and I am looking to split it with only one other person (2 total occupants including me), so we can both use the spare bedroom as a shared office/art/exercise space (really whatever you want to do with your half!)

You’ll have your choice of two available rooms, and the extra bedroom will become our shared workspace. One available room faces the street, with a southern facing window and a much higher ceiling, while the other faces back of the building, feels smaller due to the lower ceiling height, and has a northern facing window. They are pretty similar in size and shape as far as floor space, approx 14-15’ x 8’. Each room comfortably fits a queen size bed, nightstand, dresser, desk and has a closet with extra storage space above it. The photos don't do justice to how big they are!

I've included photos of the front bedroom from two different roommates over the years, plus with the room empty, to help give a better idea of the size. The 1st set pictures a full size bed, while the 2nd set has a queen. For the back bedroom, photos show a queen sized bed, as well as the room empty. I will take photos of this room from more angles if you think you might want this one, but my guess is that this smallest room ends up being our office space.

The apartment is located on the top (4th) floor of a beautifully renovated and historically landmarked building, with gorgeous original woodwork details dating back to 1899, and is located on a block that has an active block association and is well kept with lots of trees and greenery. The apartment does have recent updates such as stainless steel appliances including a dishwasher, central heat and A/C, modern bathrooms, and in-building laundry in the basement. We also have a small storage space in the basement for our bikes, etc, and have a 4-seat patio set and grill in front of the building, which we share with the two other units in the building.

NEIGHBORHOOD:
Location is an 8-10 min walk to the Nostrand A/C trains and a 15-20 min walk to the 2,3,4,5 trains along Eastern Parkway at the Nostrand, President, or Franklin Ave stations. Subway takes 20-30 minutes to lower Manhattan or 45 to Midtown). Approximately one mile NE of the Brooklyn Museum, Botanical Garden, Brooklyn Library, and Prospect Park. Just a 5 min walk to Brower Park for the nearest outdoor green space. We have tons of bars, restaurants, grocery stores and specialty food stores in the area.

THE LANDLORDS:
I have lived in 3 different NYC apartments over the past 12 years (oh the horror stories I could share!) and I can tell you with certainty that we have the best landlords in the entire city. Any repairs that are needed are promptly addressed, they are great communicators, and they have ZERO hpd complaints against them, while owning about 20 different buildings. Unheard of in NY! On top of my love for the apartment itself and the central air conditioning that we don’t have to pay for, the amazing landlords are one of the primary reasons I am not interested in moving out of this unit! If you’ve lived in a building with bad landlords, you know what I mean. You deserve better, and these folks are as good as it gets!

ABOUT ME:
I am a woman in my early thirties, working full-time from home since my office closed permanently due to the pandemic and we are 100% remote for now. I am constantly looking for ways to help improve my community and the lives of those around me, and spend a lot of time volunteering with various organizations. I love baking and am happy to share the goodies I make. Added bonus: I have a vehicle, so you can join for shopping trips to Wegmans or weekend escapes out of the city for hiking, kayaking, etc! I love a good road trip!

ABOUT YOU:
I prefer a kind and stable roommate who stays busy with their own work/life, but who is social and enjoys cooking shared meals, conversation over a glass of wine, or streaming shows together when time allows. You should be someone who cleans up after themselves when cooking, does their share of the dishes, and actively participates in maintaining our home. LBGTQIA+ folks are welcome here. I may consider someone with a pet with landlord approval, but I do not have a pet myself and have no intention of getting one. I am looking for a roommate who is COVID-safety conscious and behaving responsibly. Please be fully vaxxed.

RENT & UTILITIES:
$1,740 each, all utilities included: Central A/C & heat which we can control, cooking gas, electric, hot water, etc! The only thing we pay for separately is Verizon Fios internet, which runs $83/mo to split between the two of us. We do not have cable currently, only use streaming services. Prefer to keep the temp around 74-76 in the summer (prefer not to run the A/C on full blast 24/7, but instead open windows on nice days), and keep the heat slightly lower in the winter, around 72-74ish. I’m looking for someone who will be comfortable with those preferences, as the entire apartment is controlled by one thermostat.

To move in, our landlord would require you to fill out an application ($6 fee for the credit/background check), as well as provide the following for consideration:
-Copy of a Photo ID
-Proof of employment (letter of employment/3 paystubs) – Can also submit proof of unemployment collection or other proof of how they intend to pay rent
-Most recent tax return
-3 months of financial statements
-Unemployed or underemployed applicants will be required by the landlord to have a guarantor.

If approved, you would need to supply a security deposit of $1,740 as well as 1st month's rent ($1,740/mo), for a total of $3,480 to move in.

I am looking for a renter to sign onto the lease through July 31st 2022, but the landlord is flexible/allows me to replace you if you need to move out sooner. In that case, the replacement would simply go through the same process of applying through our landlord, and you would remain on the lease and responsible for rent until a new roommate was approved. I will likely renew the lease when it expires, but there is no pressure to do so yourself.
