Beautiful Duplex Brooklyn Brownstone

Two sweet rooms in the duplex apartment I've been living going on 4 years and have a great relationship with management and landlords.

Rooms are 2 different sizes, both with unique qualities:
*larger size $1433 with marble fireplace and ceiling fan.
*medium size $1408 with bay window and chandelier.
Move in costs: first month, last month rent and security deposit.
$67 - utilities wifi and monthly cleaner
*TOTAL monthly rent is large rm $1500 and medium rm $1475*

The bathroom is probably the best room in the apartment!

Both rooms are located on 2 different floors, the larger room 1st floor at front of house and medium sized second floor with a bay sized window.

Both have closets and each near studio sized (12ft +) with beautiful light fixtures. Extra storage is available in kitchenette and in basement if have larger items.

About Apartment:
(front door private access to top 2 floors off total 4 story brownstone - Clinton Hill/Bedsty
*2 story duplex, shared kitchen/common area and bathroom with 2 other roomates. Total 3 people living in the house.
*must sign 1yr lease or sublet contract for 6 months an option. Employment and/or bank statement must be verified as per management agreement.
*friendly and loving 13 year old cat Paco - no other cats allowed, small/med dogs considered (no puppies), must be well trained.
*monthly cleaner that cleans all common areas as part of renter agreement [with option to clean your room for an additional $16 a month.]
*Summer AC window units cool $30 surcharge

About Your New Roommate/s:
Female Entrepreneur, private contractor, jewelry designer, meditation teacher, tarot reader, energy healing intuitive.
35 years, queer, single and dating with commitment (no regular overnights).
*I work 3 days a week from home, + some Saturdays 11am-12pm, seeing clients for sessions upstairs and sometimes in common room for readings/meetings and working remotely from laptop. I take weekends away and travel as often as able, out of the house for events, so when home I chill hard, sleep in (sometimes stay up late) and can be super introverted (because of my gigs most of the time I have to be extroverted). I cook occasionally and laugh loudly. Will definitely find me snuggling my cat on the couch.

Both of my current roommates are moving out by March 31st. Availability to take on two flatmates OR one couple *sharing total cost of apt 3 ways and make one room a bigger living/communal space.

Apartment Vibe:
Chill and Peaceful. Shoes off and no smoking cigarettes. Preferred vegetarian, meat ok if cooked in your pans/your dishes & utensils. Otherwise stocked big kitchen with two sinks, one large in big kitchen and other located in kitchette has filtered water. Noise level is respectful at night (family living below us on lower level), during the day music is played. May hear hand drumming or other percussion instruments and light singing/chanting (not crazy like Broadway...although that's cool too).

Regularly have friends/family in from out of town, usually artists, musicians, designers, energy healers, yoga teachers who are touring or on little holiday. Guests are ok if clearly communicated and staying in your room for short period of time. Roomies encouraged to be respectful of bathroom times/coordination and heads up on guests arrivals/departures.

We have a big blackboard in kitchen where wifi password and garbage days are posted - with plenty space to leave notes etc...

House limit of 8 guests at a time, per lease agreement - so definitely NOT a party house. At times theres up to 12 people taking a workshop or group meditation in the upstairs room (my room).

About Neighborhood:
Great location! Literally 2 min walk to G train on the corner of same block as vegan bakery Clementines and other corner is Dough Donuts and music venue C'mon everybody. (I mean!) close to neighborhoods like Bedsty and Fort Greene, a 20-25min walk to prospect park north, 20 min walk to downtown Brooklyn, artistic with Pratt Art Institute 4 blocks away, and safe with police precinct literally a block and a half away on classon/deklab. Great access to other Brooklyn hot spots, 15mins to LES, and walking (bit long) distance to Brooklyn bridge. Every year the NYC Marathon runs by our front steps, which is the best block party ever!
***Laundry is 2 blocks down franklin with drop off service.
