Sunny Room on Gorgeous Carroll Gardens Block

Hello! I am looking for someone to move into my current room, available July 1st until Aug 31 for a short sublease- or ideally, someone looking to Start July 2024 and stay until Sep 2025 (1 year and 2 months). I will be moving into the other room in the apartment. Carroll Gardens is the perfect quiet neighborhood with amazing parks, farmer's markets, restaurants, coffee shops and you won't find a place for a better price! 5 Min walk to the F/G Carroll St stop and 15 mins into lower Manhattan. The apartment will be fully furnished (with a new couch and table) and is on the 3rd floor. 2 other units in the building so it's very small and we all know each other. The room is on the smaller size but fits a full/queen and has a full 2 door closet with ample storage above and plenty of light. It can also be furnished free of charge with my current bedframe and storage underneath if needed! The rent will be about 1350$ a month and utilities vary but average about 25-40$ per month, and wifi will be free (paid for by me). Access to the roof that has a view of the Manhattan Skyline and Statue of Liberty where we often host dinner parties/hangouts in the summer :) I work from home in PR and also nanny part time, and am looking for someone who is clean, friendly, quiet and looking to move into a place that feels like home.
