2 bedrooms in a 3 bedroom + yard and laundry

The home is at 1291 Gates Avenue, Apartment 1, in Bushwick, near Central and Gates Avenues. Both rooms are available December 15 for a 12-month lease, with one month’s security deposit required.

$1,300 room: Has a window, a large closet, and an in-wall air conditioner. I haven’t had a chance to measure it, but I estimate approximately 9 × 12 feet overall, including the closet, with roughly 9 × 9½–10 feet of usable room space. I have the closet doors and will reinstall them.

$1,200 room: Measures 9 × 14 feet, has no window, and includes a TV.

Both rooms can come unfurnished. One set of furniture—a bed, dresser, desk, nightstand, and lamp—is available for either room if needed. It’s currently in the room with the window, but can be moved. There’s furniture available for one room, not both.

It’s a lovely, spacious home with backyard access, an in-unit washer and dryer, and a dishwasher, plus a smart lock and Ring doorbell. The two rooms share one hallway bathroom, and the incoming roommates would share the home with me. Convenient to the J at Gates Avenue and the L/M at Myrtle–Wyckoff.

Each roommate pays one-third of electricity, gas, and internet, estimated at about $100 per person per month. A cleaner comes twice a month, and each roommate pays one-third of that cost, approximately another $100 per person per month. Utilities and cleaning together are estimated at $200 per person per month, in addition to rent.
