THE ROOM
About 90 square feet (8 x 11 ft), unfurnished, with a clothing closet and a private patio accessible only from the room. Floor-to-ceiling glass along one wall, southeast-facing, so it gets direct sun. To be straightforward about size: a full/double fits comfortably. A queen would be too tight of a squeeze.

THE COMMON SPACE
Living room, furnished, with a TV, a sofa, and plants. Full kitchen with a seated butcher-block island, stainless appliances, and everything you'd need to cook — cookware, dishes, and utensils are all there to share. In-unit washer/dryer and a dishwasher. One shared bathroom with a tub-shower. Southeast-facing glass runs through the whole apartment, so it's bright from morning through afternoon.

You'd only be furnishing a bedroom. The common areas are done, which also makes moving out easy.

THE BUILDING
New construction, small, ten units total. Fourth (and top) floor walk-up, with furnished rooftop access one flight up.

COST
$1,800/month with internet included. Electric is split 50/50 — the unit is all-electric, no gas. One month's security deposit ($1,800). No fees.

TERMS
Month-to-month with 30 days' notice either way, so you're not locked in. You'd sign a written roommate agreement with me and be an occupant, not a tenant on the building's lease and not a subtenant. It covers rent, the utility split, notice, guests, and how the deposit comes back — happy to send it over and talk it through. I'm hoping for someone who'd like to stay at least through the spring, but nothing's fixed.

No pets, sorry. Renters insurance before move-in, which usually runs $10-20 a month.

LIVING WITH ME
I'm a trans woman in my thirties, studying philosophy at the CUNY Grad Center after eight years as a software engineer. This is a queer household and queer and trans people are in and out of it regularly — that's a big part of my life, so it's worth knowing going in. Queer and trans folks especially welcome.

I'm quiet on weeknights, in bed around 11, later on weekends. Very clean, but I don't impose that on anyone — just be tidy and thoughtful in the shared space. I'm an introvert and my apartment is where I recharge. I like real conversations in the shared space and I also like my alone time.

Looking for someone considerate about shared space and noise, communicative when something comes up, and thoughtful about how they live with another person.
