Large Brownstone room close to Atlantic-Barclays

I have two furnished rooms available in a floor-length apartment on St Marks Place between 3rd and 4th Avenues in a supremely convenient location 4 blocks from Atlantic-Barclays for $2300. They are available June 1. Open to a variety of lengths beyond the very short term (would be looking for a few months).

I'm looking for someone who might have use for a second room it's been used as an office, for painting, for whatever might be of use! Certainly not averse to guests!

The larger room, which borders the courtyard is 17 feet long and 9 1/2 feet long for most of its size (6 1/2) for the remainder. It features a large closet with additional space above. It is fully furnished it has a bed, dresser, desk, chairs, television, lamps, and more.

The smaller room is 13 1/2 feet long and 6 1/2 feet wide. There's a loft bed in the room. There's a closet and additional storage space above that (there is more space in the living room closet as well). It has a desk dresser and some smaller furniture. It doesn't have exterior windows but borders the living room and ample light there (as well as hallway).

Any of this furniture that is not of use can certainly be shifted/discarded.

There's a multitude of space in the kitchen, and a relatively new dishwasher.

The rooms are furnished.

A massive perk of the building is a large courtyard, which you can access directly via fire escape. There's a door and staircase to the courtyard from my room, which is obviously open whenever I'm not asleep.

I've lived here for over 10 years and have been very pleased as a tenant.

The rent includes all costs except for internet which would be $35 per person.

Coin-operated laundry machines are in basement of building.

I'm a male writer aged 42 and work from “home” although I usually don’t actually spend most of my workday at home.

Oh, I watch a friend's dog sometimes, if that's a perk/deterrent. Dogs welcome! Other pets a maybe! Happy to explain habits and such via email or personally. Things are generally very quiet more than a handful of guests over only very intermittently. Guests of course welcome!

I want to avoid any very short span but would open to arrangements of more than a few months. Deposit is something that would be worked out with landlord but has generally been about $1000.
