Big Basement Bedroom $1300 In Unit W/D, Central AC

I have a private room opening up in my 4 bedroom duplex starting August 1st. Currently there are 3 male roommates here, including myself. The rent for the room is $1300/monthly and the utilities run from $70-100/per person. In the floorplan, the room for rent is on the bottom floor next to the room marked "basement"- it is the one that contains the most space in the apartment and its own private toilet.

The duplex has a shared full bath on the top floor, a unit washer and dryer, central AC, and a backyard. We are a 8 minute walk from the J Halsey train and 10 minute walk from the AC Ralph train. We're located one block from Saratoga Park and the Bed Stuy Fish Fry.

We generally stay in our respective spaces or watch tv in the basement living room. Looking for someone who is able to communicate well, pay rent on time and maintain routine cleaning with us. No couples and no pets please (however we are willing to open up the discussion when it comes to cats). We are LGBTQ+ friendly. Will need proof of income before you move in.
