12-month long lease from 09/01/22-08/31/22, early move-in possible. You will sign a shared lease with the other roommates for the entire apartment. Sublet is available afterward subject to management and roommate approval.

Who You Are:
Early 20s - Mid 30s individual. LBGTIAQ + friendly. No gender preference. Apartment has 3 women and 1 man.
Cleaner individual. The common space is small and used by all, therefore we try not to leave piled up trash / dishes beyond 12 hours.
Introvert - Mild Extrovert. While guests are welcome in the house, the space is small and walls are thin. Individuals and their guests can come and go as they please as long as they try to remain quiet entering/leaving from midnight - 8 am. Romantic partners are welcome, however disruptive, long-term ones living in the house are subject to veto by the other tenants.
Cat-enjoyer. We have a medium-haired grey cat named Nala that is shy but friendly when she decides to be. She is mostly in one of the tenant’s rooms (her owner), however we let her roam occasionally and is known to crawl under beds.

Restrictions:
No smoking in the apartment. No exceptions.
No long-term romantic partners without prior approval from other housemates.
No additional pets. Sorry!

The Room: The largest in the apartment due to having a smaller bathroom, the room is best described as cozy if you have a queen size bed and a 6’ desk. With a smaller bed, you would have more space for dressers / etc. You have access to a side building fire escape, although there isn’t a lot of space to stand / sit. The room tends to run cold compared to the other side of the apartment. The current tenant can be negotiated with to leave the shelves, curtains, clothes hangers, and various bathroom storage.

The apartment is a 4th floor walk-up in a 4-apartment converted brownstone. It was recently renovated within the last 5 years, with hardwood floors, new appliances, and modern grey/white finishing. Management installed a separate bathroom within each of the 4 rooms, that is your own to use. The layout has an open common area/kitchen that we mostly use to cook and eat in. Most of the common stuff belongs to the tenant moving out and he is willing to negotiate leaving some of it. The front of the building has a keypad entry, with a video/mic feed to the unit.

Unit has:
central air conditioning & heat (1 thermostat for all rooms). Works great.

Fire escape access to roof. It is not intended for people and management discourages it. Use at your own risk.

Utilities (billed separately) amount to:
Internet: $85 total / $17 per person. Current provider is FIOS gigabit, guaranteeing 300-500Mb/s.
Gas: $25-$40 total / $5-$8 per person
Electricity: $200-$400 total / $40-$80 per person

The downstairs neighbors are friendly, help us with bringing packages up, and we’ve never had an issue. The other apartment tenants are either moving out or we don’t know that well. We’ve never had issues with laundry or other shared space. Management is Jay Group, who are generally helpful, although you have to bug them occasionally for small stuff (air filters).

Located near Lafayette & Stuyvesant, in the heart of Bed-Stuy, the neighborhood is fairly quiet, with lots of families in the neighborhood. Within the first few weeks of September they throw a block party to meet everyone. You are <10 mins from J / M, both the Kosciuszko & Myrtle-Broadway stops. The eastbound (Ridgewood-Metro Ave) Bus 38 also runs from our doorstep.

The Roommates / Vibe: Generally most of us are busy with full time work 9-6. However, you’ll find some of us interacting in the common area and de-stressing from the day. People tend to hang in their rooms during the day.
