Female Roomie! Roof Access, All Utilities+ A/C Inc

Hello. I have a private bedroom available in my 4 bed/1 bathroom apartment for a female tenant. Please read all the details below and provide the requested information. LOCATION: Bedford Stuyvesant, Brooklyn @ Quincy St & Lewis Ave. 30 min. to Manhattan via Gates Ave J train or Utica A/C trains. Laundromat & grocery 2-4 blocks away. Deli next door.

PROPERTY: 2nd floor walk up. Roof access with city views. Young professionals & small families live in the building. Good street parking. Quiet neighborhood.

ROOM/APT: Large size bedroom 11x11x10 ft. Closet with top storage, tall window, window a/c and unfurnished. This room is by the front door and only shares a wall with 1 hardly here roommate. The other 2 rooms are about 15-25ft away.
Shared bathroom, shared kitchen with private storage's. No shoes worn indoors. We take turns fully cleaning plus tidying up after each use.

ROOMMATES: Ramona (40/city agency employee) is home only 3-4x monthly and mainly at boyfriend's. Rare cooking, rare guest. Seeing her is rare. Her room shares a wall with yours. Darylina (30/film fellowship) is here from Canada filming indigenous peoples. She occasionally uses the kitchen, has an occasional guest, and is usually out of the house 11am~6pm, then maybe a few hours at night or quietly editing in her room. Myself & Partner (male) (30s, writer & researcher). We've always worked from home. Introverts but helpful, no guests. I am in the kitchen very often for work/fun. Our room is 25 ft away from yours. We are very early risers (5-7am) but will mainly plan around your work schedule to avoid shower /noise conflicts.

YOU: This room is available for a female roommate, any age. 2 VERY IMPORTANT CRITERIA are (1) Some WFH okay but you must be outside the house at least a few times weekly with errands, school, friends, etc. (2) Minimal to moderate kitchen usage. i. e. A weekly batch meal; daily packaged snacks and soups/salads/sandwich; A light, easy to clean up meal 2-3x weekly; Only breakfasts, etc. A mini fridge is also okay for an extra $25 monthly towards electricity.

Also, I am flexible for FT WFH with little kitchen usage, or someone with more kitchen usage but away from home more often.

Other criteria is very clean in common areas and peaceful when at home. A small in-room only pet maybe considered. An occasional guest is okay. No indoor smoking. Good communicator, responsible & good sense of integrity.

TERMS: $975 monthly includes rent, Verizon FiOS wifi, cooking gas, heat & hot water, and most electricity (inquire). Unfurnished. Available June 1st. 3 month or longer stay. Solo female only.

REQUIREMENTS: Please respond with your general schedule, kitchen usage and expected guest frequency. If you have any habits/additional info (pet, smoking, deal breakers, requests) please include that as well.

Proof of income (stubs, bank statements, job letter, etc.), Photo ID and signed rental agreement. 1st and security. No credit check but reference required and detailed questionnaire possible.
