House Rules

Please only inquire if you’re comfortable with these expectations:

* No smoking, vaping, or drugs inside the apartment.
* No pets.
* No loud music or excessive noise.
* No parties or gatherings.
* No overnight guests.
* Guests should be infrequent and respectful of the home.
* Shoes must be removed before entering the apartment.
* Clean up after yourself immediately after using any shared area.
* The bathroom cleaning responsibility rotates every other week and must always be left clean after each use.
* Please provide your own toilet paper and keep personal toiletries in your room when not in use.
* Kitchen access includes refrigerator storage only. Cooking and use of my cookware, utensils, dishes, appliances, and other personal kitchen items is not included.
* The living room is private space and is not part of the shared living arrangement.
* Please keep phone calls and video chats at a reasonable volume, especially during quiet hours.
* Please notify me immediately if anything in the apartment is damaged or needs repair.
* Quiet Hours:
* Monday–Friday: 10:00 PM – 10:00 AM
* Saturday & Sunday: 12:00 AM – 10:00 AM
* Rent is due on the 1st of every month. Late payments are subject to late fees.
* Failure to pay rent or repeated violations of the lease or house rules may result in termination of the rental agreement, consistent with applicable law.

Application Requirements

Qualified applicants should be prepared to provide:

* Government-issued photo ID.
* Proof of employment.
* Two recent pay stubs or other proof of income.
* Income of at least 3× the monthly rent.
* Previous landlord reference (preferred).
* Personal reference.
