Studio-sized room right next to Manhattan College and the 1 train in Kingsbridge/Riverdale area!

The Room:
Furnished studio-sized room (11’’x17’1’’) with 10 ft ceilings, a giant double closet with modular drawers, and large windows with a beautiful view of the park.

Bedroom furniture includes the following: full size bed and bedding, 40” smart TV, 2 nightstands, 3 table top lamps, dresser, loveseat, desk, office chair, wardrobe, storage ottoman, bookcase, floor lamp, large rug, 4 sets of closet dresser drawers.

The Building:
The building is VERY quiet (most folks who live in the building are older and retired), clean, with a warm and involved community and staff. The only noise comes from the traffic during the day.

Utilities:
Rent includes hot water, heat, electricity, wifi.

Laundry:
10 steps down the hall. Lots of machines and super clean.

Transportation:
4 min walk to the 1 train and steps to the express bus to Midtown.

Ideal Roomie:
Student, quiet, considerate, clean. Other roommate is currenlty in medical school and studies long hours.

House Rules:
No shoes, no long-term overnight guests, no smoking (of any kind), shared responsibilities cleaning or we can talk about hiring a housekeeper.

Shared Spaces:
Kitchen, bathroom, living room.

Please note that the kitchen and bathroom are in need of renovation. They are fully functional, just not pretty, lol, therefore the rent is being offered at a lower rate to compensate for this.

Leasing Terms:
Open to a month to month or 3 month agreement, with options to renew indefinitely in 3 month blocks. I am open to a longer term if we are a good fit.

Deposit (equal to first month’s rent) and First Month’s rent required to move in ($3000).

Application Requirements:
Make 2.5x the rent per month, which is $3,687.50 (provide proof of financial support and/or paystubs)
