Lovely French Country house/garden 10 min to UofA

Incredibly charming French Country-ish fully customized 3 bedroom home on the far west side of Tucson, near Tucson Mountains in very quiet, very safe neighborhood. 10 minutes to U of A campus, Sahuaro Nat'l Park, or downtown; 3 minutes to I-10.

Home has 2 stories, a brick fireplace, floor to ceiling tile in kitchen, library/dining room, family room, foyer with half-bath and mature fruit trees/grape arbor on property; screen porch in back yard with stunning mature landscaping. Alarm system in place with security cameras 24/7.

There are 2 bedrooms upstairs and a full bathroom. Both bedrooms have incredible views: one of the mountains and the other half mountains/half city. Currently they are furnished but can be rented unfurnished for a longer lease. There is nothing else upstairs, so it is essentially a contained unit. (but not lonely - a balcony overlooks the family room). I am renting 1 bedroom with the bathroom for $995 (including utilities) to a female.

I am also happy to rent to a couple - both bedrooms plus the bathroom for $1550. (or one person could rent both rooms for the same price with a pet or for the extra space). The master bedroom is downstairs, so you would have the upstairs all to yourself.

All utilities are included. Pets considered (they must be indoor pets in Tucson - the weather is too unkind to leave them outside for any length of time). Plenty of parking on street and driveway; also garage.

I prefer a one-year lease but will consider shorter stays.

I am an easy-going healthcare professional, renting out the upstairs now that my kids have moved out. I am in and out, and travel at times. Looking for mature, balanced professional or academic type(s) who value the peace, privacy and quiet that is here; although I have no objection at all with your socializing/ gatherings etc.. it is the perfect place for that too! No limits on your lifestyle/guests etc. (assuming nothing becomes a problem). I want you to enjoy it as much as I do.

*NO smoking/vaping/cann@bis i(or obviously other recreational drugs) is a hard limit.
