Roommate moving out - Searching for replacement

My current roommate is my ex-girlfriend and she will be moving out at the end of our one year lease. I am looking for someone who will come in and split rent/electricity. Water is included with the townhome's HOA. It is in a gated community right off of a major 4 lane road. The room is a floor level room with it's own sliding glass door, walk-in closet, and full bathroom. This bedroom also has it's own HVAC/heating/cooling unit. There is also a 3rd bedroom that is currently used as a shared office/gaming room and I would insist on sharing this room as well.

Photos in ad are from the room you would be renting, the attached private bathroom, the shared office space, and the kitchen/living room.

Rent would be $800/mo plus half the electric bill (total bill ranges from $120 in the winter to $350 in the summer.)

The unit sits toward the end of a row of townhomes and has access to a grassy area just outside the front door. Community has a pool/hot tub, common room, and communal grill area. The unit is only 5 minutes from the 101, 8 minutes from the 51, and has food/gym/grocery right across the street.

I am a 36 year old male, who moved to Phoenix last year. I keep to myself, keep my part of the place clean, and am very flexible and open to communication.
