Room for rent in family home

I have a room for rent in my house. I have 3 kids, 7-11 years old, and 2 cats. The bedroom is downstairs and right off the garage so easy access. It has a an attached bathroom, it is the only downstairs bathroom so it is shared with guest so mostly a private bathroom. The house has an open den/2nd living room area that can be used for an office or living space if needed. Its currently mostly empty. There is a driveway space for parking and plenty of street parking. It is located in The Islands in a very amazing cul de sac. We are a liberal, lgbtqa+, gender affirming household. I am open to a cat or small dog. The rent includes all utilities, power, water, internet. It includes use to all common areas and backyard. I am open to a couple or parent with a child. I am flexible on move in date.
