Looking for a friendly, responsible roommate to share a clean, quiet upstairs apartment in North Phoenix. It's a beautiful, well-maintained community with friendly neighbors and great amenities!

**YOUR ROOM OPTIONS**

**Option 1 – Fully Furnished Master Bedroom: $700/month**

You'll have your own private, furnished master bedroom with a bed, nightstand, bookshelf, TV, and closet. Feel free to bring your own bedding and decorations to make it feel like home!

The washer and dryer are located inside this bedroom, so we'll agree on convenient laundry times in advance to respect your privacy.

**Option 2 – Smaller Furnished Bedroom: $600/month**

If you'd prefer a bedroom without the washer and dryer, I may also be able to offer our smaller guest bedroom if my current roommate agrees to switch rooms.

This room includes a bed, TV, TV stand, nightstand, small bookshelf, and closet. It also has sliding glass doors leading to the balcony.

I can also include a set of sturdy, heavy-duty plastic storage drawers that slide on tracks if you'd like some additional storage space.

My current roommate smokes cigarettes outdoors, so I want to be upfront that the room or furnishings may have some lingering smoke odor. You're welcome to view the room or request a video before deciding.

**WHAT'S INCLUDED**

- All utilities included: electricity, water, sewer, trash, Wi-Fi, and TV access.
- Shared kitchen and bathroom, with limited use of the living room.
- Community swimming pool, hot tub, fitness center, and playground.
- Friendly neighbors, helpful office staff, and responsive maintenance.

If you'd like a little more private space for food storage, I'm also willing to purchase a mini refrigerator, freezer, or both if needed, after receiving your first rent payment.

**A LITTLE ABOUT OUR HOME**

You'll be sharing the apartment with two friendly, easygoing adults.

I'm a Certified Health and Life Coach who works from home. I'm giving up my master bedroom and moving into the living room so my new roommate can enjoy the privacy and comfort of having their own furnished bedroom.

Having someone help with rent will allow me to keep my apartment while focusing on growing my coaching business rather than returning to part-time work. I love helping women lose weight, build confidence, and develop healthier habits!

The living room is now my personal sleeping and working space, although you're welcome to use it when it's available.

I occasionally meet privately with coaching clients for about 60 minutes. During those sessions, I'll need the living room to remain quiet and private. I'll give you advance notice so you can relax in your bedroom or plan to be out during those times.

**WHO I'M LOOKING FOR**

I'm hoping to find someone mature, friendly, clean, respectful, and dependable about paying rent. Someone who enjoys a peaceful home and respects other people's space.

I've been clean and sober from drugs and alcohol for 13 years, and maintaining a healthy, substance-free environment is very important to me.

I would prefer a roommate who is also sober. However, if you occasionally drink or smoke, I simply ask that you do so away from our apartment and respect my wish not to be exposed to it.

Our apartment community prohibits marijuana smoking anywhere on the property, so that rule must be respected.

No recreational drug use inside our home. No pets, subject to applicable assistance-animal requirements.

**HOW THE RENT IS SHARED**

I want to be transparent about our living expenses so you understand exactly what's included in your monthly rent.

Our apartment charges are approximately $1,759 per month, which fluctuates slightly depending on water, sewer, and trash charges. I also pay the electricity and internet bills separately.

**If you choose the master bedroom for $700 per month, I'll be responsible for covering the remaining $1,059 in apartment charges, plus electricity and internet.**

**If you choose the smaller bedroom for $600 per month, I'll be responsible for covering the remaining $1,159 in apartment charges, plus electricity and internet.**

Either way, your rent is a fixed monthly amount, and I'll handle all the household utility bills.

You won't have to pay anything extra for electricity, water, sewer, trash, Wi-Fi, or TV access!

You're also welcome to use my Amazon Prime or Walmart delivery services if you'd like me to help order something for delivery. You would simply pay for whatever items you purchase.

**RENT & MOVE-IN DETAILS**

Monthly rent is $700 for the master bedroom or $600 for the smaller bedroom, all bills included.

Your first rent payment is due before moving in, and rent is due on the 1st of each month thereafter. If you move in partway through the month, we'll discuss prorating your first payment.

Apartment management requires approval, including background and credit checks. There is also a one-time $50 fee to be added to the lease.

There's no required minimum stay, although you'll be added to my existing apartment lease. Any early removal requires management approval and paperwork. I'd appreciate 60 days' advance notice whenever possible if you decide to move.
