Looking for a roommate ready to move in as soon as

My current roommate is moving out the entire living room will be unfurnished so I will be replacing furniture as needed for if you want to use our furniture that is fine The available room is also unfurnished and has its own bathroom and shower. They're also is a parking space right in front of our apartment that I don't use because my roommate was using it so it's still open. There is a very small closet in the living room. A small dining area. The kitchen is also kind of small but it has fridge stove dishwasher sink microwave and a window out into the living room. I keep very much to myself and do my own thing. I do have pets to cats and an elderly dog who do have free run of the house except the spare room. The only house rules I really would care about be trying to be respectful / quiet late at night knowing if there's going to be company I don't particularly care if there's people in the house I just like to know about it and then most importantly are my pets being treated right I had a past roommate that was mean to them. I do not like the cats being locked up so if you are not comfortable with being around cats we would not be a good fit. The dog is a large chocolate Labrador very elderly both him and the cats get on furniture so if you are against that also would not be good fit. Last is the thermostat I cannot stand warm temperatures i do not keep the thermostat above 75°, I prefer 72° or 73°. Other than these things I am very flexible with however the apartment is ran like I said I keep to myself in my room it's only the pets that I want to have free reign of the house except the other room for rent. However if the door is left open the cats will definitely go in they are very curious and let's sneak in tried putting a doggy date up it did not work. I am fine with other pets however I do not believe another cat would do well with my larger one dogs that are fine with cats are perfect both my cats and dogs like other dogs. However the apartment does charge a monthly pet fee I'm not sure how much it is I will look into it. I think as long as you clean up after the pets and they aren't loud they don't really enforce it. My pets are listed as emotional support so they are not being charged for either way.
