Hello, I’m the home-owner of a 3B 2B 1200sqft house in Deer Valley, Phoenix, AZ (NPHX). I live at the property, retired-disabled ex-engineer in their mid 40s; male, single, no drama. The house is a clean slate currently, and I plan to get furniture soon.

Two bedrooms available with shared restroom

1st 9ft 3in X 9ft 6in (not including closet)
2nd 10ft 6in X 9ft (not including closet)

The rent covers the room, use of the house, and utilities (washer & dryer, dishwasher, trash/waste, water (soft water whole house setup & reverse osmosis drinking water), electrical power. The central-air is a new Bosch unit under warranty and I keep the house between 73-75F year round.

I have a 5G T-Mobile hotspot used for home internet, if you need something faster then BYOD.

Parking: Driveway (no overhead cover) or street front of house, as side of house parking. Depending on schedules it maybe possible to park in the backyard.

I live a mellow life. and newish to the area.

Lifestyle; I’m an omnivore, atheist, liberal, minimalist, hippie, more music than TV, occasional marijuana toker. I’m not a cig smoker nor drinker. I’m also an early bird and get up around 5am and go to bed 8pm (sometimes later); I don’t care what your schedule is, but just throwing that out there. I cook all my own food and go out on occasion for other foodies.

Both of the neighbors are chill and look after each other.

The roomie, should not be a cigarette smoker or heavy drinker. No bar-hoppers / partier coming home at 3am; Responsible vice use is required.

Adults only inquire. Prefer those 30yrs or older. Background Check; no criminal / evictions and proof of employment.

No pets currently, but must be comfortable with dogs as I have some visit often, and I dog sit for friends.

Specifics of the house:

* The Shared Restroom is a bathtub shower combo

* Shared kitchen; standard fridge, 3qt instant pot, electric oven/stove. It’s been just me, and my cooking utensils and supplies are for basically one. I'm trying to get more, but if you got your favorite utensils you're in luck.

* Shared spaces: living room / dining area. This is pretty barren, I recently did the walls/flooring and haven’t got furniture knowing that was getting done. I hope to get more living room furniture soon; will be what your rent goes towards!

* Soft-water system throughout house with reverse osmosis for drinking water spigot in the kitchen. NOTE: Arizona has extreme hard water which is really bad for human, dogs, as other animals and causes kidney stones.

* New 3T Bosch Inverter Central Air/AC installed 09/24 with full-coverage paid support if any issues till 2034.

* New water-heater installed 09/24

* Porcelain tile flooring throughout house

* Large rear back-yard, but I park my VWs back there. There is enough space though to BBQ, hang out, etc.

Responsibilities of the Roomie:

Common sense goes a long way, but cleaning up after yourself. Cleaning your dishes after your meals. Taking care of your laundry and not leaving it in the machines; as emptying the lint catch. Keeping the shared restroom clean. No ruckus past 10pm. Not leaving the water spigot on ; common sense LOL.
