Looking for a long-term roommate (1 year or longer) to take the second bedroom in my Midtown Phoenix home starting July 1. I would like someone who is compatible and a genuine fit.

About the home:
- Open concept kitchen and living room
- Large patio and backyard with pool, fire pit, and BBQ (shared with Airbnb guests at times since I have a casita on the property that's rented short-term)
- Driveway parking
- Outdoor storage
- Shared laundry

The Room:
- The room itself is on the smaller side but has a custom closet system that makes it really work.
- The hallway bathroom would be yours to use as your own (storage, daily routine, etc.), with the note that it also serves as a guest bathroom when friends are over since it's the only one off the main living space.
- You can take the room unfurnished or partially furnished, with a fully furnished option available for $1,250 (bed, dresser, nightstand, mounted TV) if that's helpful.

Neighborhood:
- Midtown Phoenix location with walking distance to coffee shops, a wine bar, brewery, and gas station, plus easy access to the canal for walks.
- Quick on/off the I-10 and the 51, and minutes to grocery stores, retailers, and a great mix of restaurants.

About me:
I'm in my late 30s but tend to act and feel younger. I work from home, run a small pet sitting business on the side (so dogs come through regularly), and rent the attached casita as an Airbnb. Guests have their own entrance but do share the backyard and pool at random times.

I'm a connector at heart. Tight friend group at the house often, lots of hosting, and my last roommate jokingly called living here "part sorority house, part humane society." She wasn't too far off. There's plenty of quiet downtime too, but if you need a sanctuary-style home, this isn't it. If you love community, animals, and being part of the fun, you'll feel right at home.

Quick on house culture: tidy but not a perfectionist, I'm generous over tit-for-tat (we'd share basics without keeping score), and big on open, direct communication.

What I'm looking for:
A mature, easy-going woman in a similar life stage (roughly late 20s through mid-40s) who genuinely loves people and connection. Communicative, respectful, employed with steady income, non-smoker indoors, open to a case-by-case pet conversation, and comfortable with the Airbnb dynamic. A natural giver who can give and receive feedback openly. Most importantly, someone who finds the community vibe energizing rather than overwhelming. Friendship isn't a requirement, but for what it's worth, every roommate I've had in this house has ended up becoming one.

Move-in Timeline & Rent:
July 1. First month + $300 ($200 refundable deposit + $100 non-refundable cleaning fee). References, background check, and proof of income required before signing.
