1 Bd 1 Bth Lease Takeover Near UArk

Urgent lease takeover needed, full transfer complete by August 25th. I am a student at UArk about to move in with a friend and getting that done before school starts would be amazing. I have genuinely enjoyed living here and the only reason I am leaving is to live with my friend.

The Cliffs Apartments in Fayetteville, Arkansas, one bedroom unit on the second floor, lease runs through June 2027. Rent is $965 dollars a month, utilities not included. No security deposit needed. I’m offering 50 percent off of September’s base rent. I can move out as early as next week, so the sooner the better, but the latest I need to have someone is August 25th.

About 12 minutes driving distance to campus. When the weather isn’t too extreme I can even bike to campus, although half of the 5 mile ride is on public roads while the rest is on the greenway.

Unit has a washer and dryer, plus community pool and gym access. Neighbors are friendly, maintenance is timely and efficient, and the front office staff are great to work with. Seriously, the maintenance and front office people are extremely helpful and kind.

I have a cat, so it’s a cat friendly space. The monthly pet fee is $25 if you have pets. Neighbors have dogs/cats and I haven’t had any issues with them. Happy to leave a loveseat couch behind, it has minor cat scratches but nothing major, or I can remove it if you’d prefer.

I have, thankfully, NOT had any issues with bugs as management sprays regularly and the complex is generally clean. Parking is always available and there are no garages/paid parking/guest spots (plus there’s some decent shade from nearby trees).
