THE HOME AND YOUR ROOM:
Built in 1912, this sweet 2-bedroom home is bright and welcoming with hardwood floors and plants throughout. We will share the common spaces (living room, dining, kitchen and bath), and a surprisingly deep back yard that includes three seating areas, a fire pit, vegetable beds, and bees. This house is DOG-FRIENDLY. A dog lives here now, and you are welcome to bring yours as well.
Your room is on the south-east corner of the house, with windows on the south and east walls soaking up tons of sun, making it a delightful space to work from. The room is 10’x11’, with a large closet ( 6.5’ long, 2’ wide and full ceiling height).

ADDITIONAL AMENITIES:
* Plenty of storage space available in the basement, with a shared garage space available for bicycles (motorcycle negotiable) and some shelved storage for additional gear.
* On-site laundry. Laundry line available and encouraged.
* Central heating.
* GARDEN (and bees). I’m an urban farmer! I have several veggie beds in the far end of the yard as well as medicinal and kitchen herbs a-plenty. I have vermiculture and compost systems in place, and typically host bees. Currently I do not have a colony, but many bees are attracted from nearby hives. If you are allergic or afraid of bees, this may not be the house for you. Pleasant patio space & fire pit. The internet reaches the full depth of the yard at full bandwidth (seriously), making the yard a viable working space.

UPFRONT LIMITATIONS:
* There is no off-street parking with this rental. Street parking is readily available and easy in the neighborhood - we’ve never had a problem parking within a block on street sweeping days.
* This is a non-smoking household.
* The house is accessed by stairs.
* This is a plant-based kitchen. Minimal meat cooking is negotiable (I cook fish sometimes, and prepare some meat for my dog).
* Our neighbor has a night shift and starts their car late most days.
* The room is not currently furnished, but that could be arranged if desired

RENT AND TERMS:
$1500/month plus $80/month flat rate for utilities (gas & electricity, water, waste & internet)
Landlord will be responsible for the purchase of all cleaning supplies for common areas of the home, as well as garden supplies.
First month’s rent will be due on move-in date; Last months’ rent and security deposit due when signing the lease ($3000 total). The lease period is negotiable. 1-2 references of prior landlords / housemates required.

THE NEIGHBORHOOD
Labeled a “biker’s paradise” with a perfect 100 on Walk Score, and an 88 for walkability, our home is conveniently located just a 5-10 minute bike ride to the Temescal, Rockridge, Adeline and Paradise Park neighborhoods - each of which is a foodie paradise - and just a 15-minute bike ride to Downtown Berkeley, Downtown Oakland, or Downtown Emeryville.
TRANSIT: We are about 1 mile from three BART stations: Rockridge, Ashby and MacArthur. We are a 15 min walk to Rockridge station.
PARKS: There are two parks within two blocks: Dover park and Bushrod. Dover is smaller and is centered around a playground for small children. It also has an extensive community garden that is truly open to all (not semi-privatized). Bushrood has baseball fields, basketball and tennis courts, a bigger-kid playground and is happily occupied with sun-seekers, bar-b-quers and picnic goers on most weekends. The large baseball field doubles as an unofficial dog park every morning.

ABOUT ME:
I’m a 30-something, white, cis-woman with California roots for seven generations and a lot of experience living in other countries. For work I am an International development professional with extensive travel experience; I travel fairly frequently for work and for play, which means you will have the home to yourself 20-30% of the time, for 1-5 weeks at a time. I currently work from home 2-3 days a week and elsewhere on other days. I am also a documentary filmmaker, photographer and multimedia artist..
Lifestyle: I work hard to live sustainably, with a largely plant-based diet, cycling around town, and minimizing plastic wherever possible. I am pescatarian, cooking minimal fish at home, and strongly prefer to maintain a minimal-meat kitchen. I’m an active person who loves nature: a trail-runner, climber, cyclist, boxer, backpacker and am generally happy for any excuse to be in the woods. I am also a Vipassana meditator.

ABOUT MY DOG:
Honey is a 8-yr old, 50lb himalayan sheep dog who I brought home with me from Nepal. She is extremely mild-mannered and quiet, sweet and affectionate, and loves going on hikes more than anything. She is easy going with other dogs and playful with the right personalities.

WHO I'M LOOKING FOR:
* Responsible adult that respects common space. This means:
- Picking up after yourself in common spaces
- Cleaning your dishes
- Communicating openly in general, and esp when having guests, hosting, being away for extended periods, etc.
* Non-smoker. No smoking of any kind allowed in the household.
* Vegetarian / minimal meat consumption preferred
* Sustainably minded: cares about recycling, mindful of electrical and water use, mindful of plastics consumption, respectful of current house norms (I will provide all cleaning products accordingly).
