Private Room in House-Assigned Parking in Drive

I have a room to rent in a subdivision close to Hwy 31, Hwy 150, I459 and I65. It's hidden away in the heart of the Hoover shopping district on a limited access street, so it's quiet. You'd never know we live so close to everything. After we meet somewhere public, you see the place, we talk about the rental agreement, and we all decide we want to proceed, I will ask for a background check, but will not ask for your social security number or any money. I use RentPrep. com's Tenant Screening Service. I will give them your email address, and they will send you a link and you will pay for it ($47) and fill out the information. I'll have your reports by the next day if not sooner. If you want to do a background check on us, we will after we approve yours. We just don't want to both pay for it if we don't approve you after seeing yours.

The room listed is $800/mo furnished and is 18'7"x14'2". The pull-out couch and memory foam pad, storage ottoman, bed tables and dresser stays. The furniture is optional. Rent includes utilities. There is no landline phone and TV is streamed but there is a cable hookup if you want to get cable. You have shared use with 1 other of the hall bathroom and you get half of the storage shelves as shown in the bathroom. You 2 roommates use the upstairs living room and dining room, hubby and I use the basement rooms. We have a kitchenette in the basement, but occasionally use the kitchen. There is assigned parking in the driveway. We have a nice big screened in back deck with a natural gas grill and fire pit in the back yard. We had to get rid of the old hot tub, but we're buying an inflatable one to take it's place before next winter (easier to maintain and you can pack it away in the off-season. It will sit on 4" of sand so it will be comfy).

We are looking for a non or outside-smoker, non-drunk, no-drugs, non-messy, no drama roommate. We are quiet, but you can have small weekend parties as long as it isn't a regular thing, the guests aren't getting really drunk or doing drugs, ends by midnight, doesn't disturb the neighbors, and you clean up after them. We don't usually have kids spend the night since I usually babysit at their house, but we are kid friendly; yours can spend every other weekend, and a week or two at a time for summer visitation, but can't live here. No pets.
