Looking for Cat-Friendly Pest-Free Room Long-Term

Hi, I'm a mental health professional in my early 30s, and I'm looking for a private bedroom in a cat-friendly, pest-free household, ideally in a low-pest-risk area such as Woodside or Elmhurst, close-ish to Astoria and LIC.

I have a well-behaved, house-trained, human-friendly cat. I would prefer housemates who are ok with having a cat in the house or apartment, and don't mind spending some time around my cat while I'm away (my cat is relatively low-maintenance but needs a few hours around familiar humans every day, though he doesn't need the human to actively pay attention to him). I occasionally travel to visit friends and will be away for major holidays - if none of us are home, I'll need to hire a cat sitter but will find someone who is background checked and someone my housemates are comfortable with.

I am super scared of roaches, centipedes & anything that can become a swarm or crawl on me, so I'll be prioritizing cleanness and finding a place with low-risk for pests. I would prefer to rent on the middle floor in a single-family house, but apartments or multi-family households are fine too if the other housemates have lived there for a long time and never had pest problems. My ideal budget is $2000/month or below (for the room) including utilities, and I would like to have washer/dryer in the house.

I'm open to living with other cats if they get along with mine, but prefer not to live with dogs. As a tenant/roommate I am clean, communicate proactively and respectful of common space and other housemates' needs. In my free time, I like reading, cooking, watching TV & movies, and learning new things.
