Room wanted in or around Dorchester/JFK/Savin Hill

Hey there! I am looking to rent a good-sized room, ideally in the Dorchester area, from either 7/31 or 8/31 on and am looking for a year lease. My budget is around $1300 per month, but Ideally somewhere closer to $1000, depending on the situation. I am a fashion designer developing a label and have some good sized equipment/gear, so the larger the space, the better, as I typically convert my bedroom into a half workspace/half living space sort of deal. I also work at a homeless shelter!

Otherwise, I am hoping for T access and laundry in the building. I am a super passionate, easy-going, clean, respectful, conscientious, quiet fella and while I am not antisocial, I spend most of my time in my room locked in on my work if I am not out working or with friends elsewhere.
